Buyer Representation

A buyer’s representative acts as an agent in a real estate transaction. The buyer gets the broker’s expertise in locating a property, handling the real estate negotiations, and assisting in closing.

Broker Price Opinion (BPO)

A broker price opinion (BPO) is the valuation of the market value of a subject property based on sales comparisons of similar properties as the subject property.   This differs from an appraisal performed by a licensed real estate appraiser using a variety of techniques to form an opinion of value.

Mineral Title Work

Texas courts have long held that the mineral estate is the dominant estate and that the mineral owner, has an implied easement to use the surface in a manner that is reasonably necessary to develop the minerals. Mineral title work involves researching the title to determine who owns the minerals beginning from when Patent was granted by the State of Texas forward.  This is a time-consuming process involving a lot of research in the deed records of a county courthouse where the property is located to determine who owns the minerals today.

Oil & Gas Lease Negotiations

To drill under a tract of land, oil companies must have an agreement or lease with the mineral owner that grants the right to explore for minerals.  Negotiating the Lease involves reaching a written agreement regarding terms, royalties and conditions of the lease.

Surface Easements

An Easement is granted by the surface owner to a named third party that defines specific uses of the easement area such as a road, pipelines, water lines, electric lines, etc.  The landman’s job is to determine who the owner is and negotiate acceptable terms.

Title Curative Analysis Work

The landman’s job is to find the facts regarding a “cloud” or confusion on a title, usually involving an inheritance. The landman prepares an Heirship Affidavit that identifies the legal heirs and who needs to sign the deed or lease transferring 100% of the title.
